What a Good Broker Should Do
Last year I wrote a much talked about article, Ethics in Website Brokering.
As I mentioned before, ethics and honesty are everything in business. I’ve always strictly followed a professional code of ethics and I run Adult Site Broker the same way. It’s the way my mom raised me.
After all, we’re known as “The Ethical Broker”.
So here are some things a broker should do.
A good broker should always be honest with their clients.
What we won’t do is bullshit a seller and tell them that if they wait just a little bit longer, we’ll surely get their property sold. If we’ve had a listing for a long time, we’re happy to just let it go if it’s not a match. That’s better for both us and for our client. We’ve listed sites for sale and failed, but later listed them again and got them sold. And some things just don’t sell.
We never say there’s a buyer when there isn’t one. That’s just bad ethical behavior.
Sometimes it does take a while and we stress to our sellers to be patient. These things rarely happen overnight. But in the end, if something is marketable, we think we are the best equipped to sell it.
A good broker should go out of their way to promote their clients’ listing.
We’ll never sit on the listing and just slap it up on our website hoping something will happen.
We follow up weekly with potential buyers. Religiously. Even if we’re traveling, we keep working our system until we either find a buyer or come to the realization that what we’re selling just isn’t going to sell. Then we tell the seller the bad news. But it’s better than lying and pretending otherwise. I’m sure you’ve heard the saying “honesty is the best policy”. We live by those words.
We do an initial listing blast to our newsletter list, we send out a biweekly newsletter with our listings, we do Google Ads, we spend a lot of money on our SEO, we are constantly on Twitter and other social media and most importantly, we have a network of the top buyers in the adult space, buyers who have told us they are looking for certain types of websites and companies. We also use YNOT Mail to send out the above information. Plus, our podcast, Adult Site Broker Talk brings us many clients.
As an example, we recently noticed a great demand for OnlyFans agencies. Now we’re listing two of them, and our buyers are very happy. We’re still looking for more and we’re promoting this in the same ways you’ll see above.
A good broker should price their client’s website fairly and at market rates.
Again, we never paint a bunch of blue sky for our clients, overprice the property and then keep dropping the price.
We’ll give you a fair valuation, not simply tell you what you want to hear about the value of your site. Since an overpriced property is likely to cause your site not to sell, we will never do that at Adult Site Broker. We have years of experience valuating sites and are very good at coming up with a price that will help your site get sold.
We’d rather walk away from a deal than overprice something and set up a losing situation. We’ve walked away many times and do it often if a seller isn’t being rational about the value of their property or listening to our advice. In a case like that I normally suggest they wait and try to build it up further. Either that or sell it themselves. Look, I get it. Your site is your baby. It’s hard to sell something you’ve put so much blood, sweat and tears into. But if you really want to sell it, price it accordingly.
We do very well, and we’ve got more quality listings than ever, so we don’t need the business so badly that we feel compelled to compromise our professional ethics to get a client.
A good broker should follow up with interested buyers immediately (no later than 8 hours after the initial inquiry – and that’s only if they’re sleeping). During waking hours, they should follow up right away.

Ethics are everything! When selling your site through a broker, make sure the broker you’re dealing with has strong moral and ethical standards or your site won’t get sold and you won’t benefit from that relationship whatsoever. It will be a waste of everyone’s time.
And just like we promised last time, we won’t lie to you, whether you’re a seller or a buyer – about anything. Again, that’s poor ethical behavior.
